These fundamentals, along with direct access to Rocky Mountain National Park, numerous state parks, national forests, lakes, campgrounds, and major recreation corridors, support demand for boat, RV, and vehicle storage. Denver’s position along key interstate routes also allows facilities to serve both local residents and travelers heading into the Rockies.

Vehicle storage supply averages 2.5 square feet per resident, compared with 1.7 square feet nationally. While the higher ratio points to a more competitive market, it also indicates the region’s outdoor-oriented lifestyle and comparatively high level of recreational vehicle ownership. REITs control approximately 40% of local inventory, well above their 23% national share, while independent operators account for an estimated 45% of the market.

Even so, the development pipeline remains relatively limited. Only three facilities, totaling approximately 188,000 rentable square feet, are currently under development, representing less than 3% of the metro’s existing inventory.

New supply remains measured relative to the market’s existing inventory. Over the past 12 months, three dedicated parking facilities opened in the Denver metro, while four additional projects totaling an estimated 187,700 rentable square feet are currently under construction. Pricing Trends

At dedicated vehicle-storage facilities, average asking rents are highest for enclosed parking at $0.82 per square foot, followed by covered parking at $0.70 and uncovered parking at $0.35 per square foot. By contrast, hybrid facilities command a sizable premium across every parking type. Uncovered spaces are priced at nearly twice the dedicated-facility average, while enclosed and covered spaces average approximately 71% and 35% higher, respectively. This premium may reflect differences in location, amenities, security, property quality, or the customer base served by hybrid self-storage facilities.

Pricing has softened more noticeably in Denver than at the national level. At dedicated facilities, walk-in rents declined approximately 5% over the past 12 months, while online rates fell 7.8%. Unit Mix and Recent Rate Trends

Denver’s inventory is concentrated in small (150-240 SF) and medium (241-420 SF) spaces, which are offered by more than 70% of tracked facilities. By comparison, large (421-540 SF) are extra-large spaces (541+ SF) are considerably less common and only offered by roughly 30% of all stores.

Recent pricing trends vary by both unit size and parking configuration. Large units recorded the strongest overall increase over the past month at approximately 6%, compared with gains of roughly 2.5% to 2.6% for small and medium spaces. Extra-large units increased by a more modest 1.5%, indicating that limited availability alone has not produced uniform pricing strength across the largest unit categories and that pricing implications differ by size.

Covered small units posted one of the strongest monthly gains, increasing by more than 5%, while large covered spaces rose approximately 3%. Uncovered pricing was more mixed: small and medium spaces increased by 5.8% and 2.2%, respectively, while large uncovered units declined by nearly 9% and extra-large units fell by approximately 3%.

Enclosed parking showed the clearest weakness. Rates declined across all size categories over the past month, with large and extra-large enclosed spaces falling by at least 20%. Small and medium enclosed units recorded more moderate decreases of approximately 2.7% and 3.9%, respectively. These declines suggest softer near-term demand for higher-priced enclosed inventory, particularly for the largest spaces, and weaker pricing effects on this segment.
