Vehicle, RV & Boat Storage · Market of the Month · october 2026

West Palm Beach, FL

West Palm Beach is an established recreational boating hub along South Florida’s Atlantic coast. The surrounding 20-mile radius, extending from Jupiter to Delray Beach, benefits from year-round water access and an active boating community that supports boat and RV storage demand.

StorTrack identifies 103 facilities offering approximately 1.6 million net rentable square feet (NRSF) of vehicle-storage space. With a population of 1.26 million, the market has 1.26 square feet of supply per capita, roughly 26% below the national average of 1.7 square feet.

Median household income is $101,220, above the metropolitan median of $79,744, while renters account for 30% of households. Palm Beach County also recorded 36,814 registered pleasure vessels in 2024, according to the Florida Department of Highway Safety and Motor Vehicles.

Waterfront constraints may further support storage demand. A 2024 University of Florida Warrington College of Business article highlighted marina capacity limitations and waterfront redevelopment in South Florida, potentially increasing the importance of off-water storage alternatives.

National boating trends, however, present some headwinds. According to the National Marine Manufacturers Association (NMMA), new powerboat sales declined 8.8% over the 12 months ending February 2026, with pontoon boats and personal watercraft down 12.5% and 10.8%, respectively. While slower sales may temper demand growth, the existing recreational boat fleet continues to generate storage needs.

Market Supply and Development Pipeline

The market includes 94 hybrid facilities (traditional self-storage with vehicle parking), offering approximately 1.36 million NRSF of parking space, or 85.2% of total inventory. Nine dedicated parking-only facilities account for the remaining 236,207 NRSF (14.8%).

Ownership is highly concentrated. Real estate investment trusts (REITs) operate 57% of facilities, while REITs and other large operators (30 or more stores) collectively account for nearly 77%, compared with 38% nationally. Single-property operators represent just 17%, versus 42% nationwide.

Development remains limited. Only one new parking facility opened in the past year, compared with three across the broader Miami–Fort Lauderdale–West Palm Beach metropolitan area. Just two projects are in the pipeline: More Space Storage in Boynton Beach (under construction, March 2028) and a SmartStop Self Storage expansion in Wellington (final planning, September 2028). Together, the projects include approximately 123,400 NRSF of traditional self-storage. Only 7,332 NRSF of parking capacity has been reported, all in Boynton Beach, representing less than 0.5% of existing vehicle-storage inventory, with Wellington’s parking capacity yet to be disclosed.

Pricing Trends

Advertised rates vary considerably by storage configuration and facility type. At hybrid facilities, average walk-in rates are $1.08 per square foot per month for uncovered parking, $1.46 for enclosed storage, and $2.07 for covered spaces. By comparison, dedicated vehicle-storage facilities average $0.94 per square foot for uncovered parking, approximately 13% below hybrid facilities.

Pricing strategies further distinguish the two facility types. Hybrid operators offer substantially deeper online discounts (28%–30%) than dedicated vehicle-storage facilities (2%–5%). Consequently, online rates for uncovered parking average $0.78 per square foot at hybrid facilities, compared with $0.92 at dedicated facilities, reversing their relative pricing positions.

Enclosed parking recorded the strongest annual pricing growth, with walk-in rates rising 11.8%, compared with gains for uncovered parking and declines for covered spaces. However, enclosed rates fell across all sizes over the past 30 days. Changes for the largest configurations are based on just one facility each and may not reflect broader market trends. Larger spaces are also less widely advertised across all storage configurations, with 24% of facilities listing spaces between 421 and 540 square feet and 17% listing those exceeding 540 square feet. These figures reflect advertised offerings rather than total inventory or unmet demand.

Investment Activity

In March 2026, a 15-property portfolio of hybrid self-storage and parking facilities in Palm Beach Gardens sold for approximately $12.8 million. More recently, an Extra Space Storage hybrid facility in Plantation sold in September 2026 for approximately $21 million, or $168 per rentable square foot across 124,860 rentable square feet. Although outside the 20-mile market area, the Plantation sale provides a recent benchmark for newer hybrid storage properties in South Florida.
Market Outlook

West Palm Beach’s established recreational boating market and limited development pipeline provide a favorable backdrop for existing storage operators. While softer national boat sales present a potential headwind, the region’s waterfront constraints and established vessel ownership may support demand for off-water storage.

Enclosed storage has led annual rate growth, while uncovered parking has also posted gains. Although recent pricing trends have been uneven, limited new supply could help sustain rental rates over time, provided demand remains steady.
